The research sample is interpreted from property and real estate sector companies listed on the Indonesia Stock Exchange which is one of the sectors affected during COVID-19 from financial reports that include complete from 2019 to 2021. The research was processed using regression analysis of property and real estate sector companies listed on the IDX from 2019 to 2021, thus obtaining a sample of 44 companies. This study found that Return On Asset has a relationship with stock returns, while earning per share, debt of equity, return on assets, and price to book value have no effect on stock returns. In moderation, the results show that COVID-19 moderates the debt earning ratio and return on equity on stock prices.
